Storm Damaged Roof Alert
In light of all of this year’s storms, all Floridians should be aware of something insurance companies do not publicize. (And I speak from personal experience on this.) The Florida Building Code states in section 611.1.1:
611.1.1 Not more than 25 percent of the total roof area or roof section of any existing building or structure shall be repaired, replaced or recovered in any 12 month
period unless the entire roofing system or roof section conforms to requirements of this code.
Lay person’s translation—If more than 25% of a roof is damaged, the entire roof must be brought up to code. However, in certain cases, the FBC will divide a roof into sections and if only one section incurs greater than 25% storm damage then only that section will have to be repaired to meet building standards.
We are used to Hurricane damage but don’t overlook hail storm-related damage. That is what took place with my roof—and it was replaced. ALWAYS have an independent reputable licensed roofing contractor inspect the roof if you believe it was damaged. Inspections are usually free—The contractor wants your business! Don’t rely on the insurance company’s adjuster.
